Sereno Canyon development notches replat approval at City Hall
A request to finalize a replat of Sereno Canyon Phase 2 near Tom’s Thumb trailhead, the developers & builders are seeking to create new single family homes within the larger Sereno Canyon & residential community near Troon, has been approved by Scottsdale municipal leaders.
On Jan. 14, Scottsdale City Council approved the application on consent at City Hall, 3939 N. Drinkwater Blvd.
Sereno Canyon Phase 2 is approximately 43 acres of a 350-acre site to establish 22 single-family units between east Alameda and east Pinnacle Peak roads along north 122th Street.
The site has had multiple cases approved that entitled the entire 350-acre subject site to ultimately achieve a combination of single-family, townhome lots and a resort/spa development, according to a city staff report.
The replat request focuses on creating 22 single-family units in the Phase 2 “estate” portion of the Sereno Canyon project. This development proposal includes creating the associated tracts that will assist with drainage, access utilities and Natural Area Open Space requirements.
Prior to this proposed final plat phase, there were seven final plats approved by the City Council. These seven phases replatted 44 lots to 102 lots, the staff report stated.
This brought the total number of lots within the overall Sereno Canyon project from 117 to 175 lots.
This proposed subdivision plat has been designed to meet all applicable city requirements, including access and utility service. This proposal will increase the number of existing lots, within the entire project area from 148 to 175.
There will be further phases in the future to yield the remaining six lots, and the 191 additional resort lots approved with the zoning case.
The owner of the project is McDowell Mountain Back Bowl, LLC.
